Our Upholstery Cleaning Process

Every piece of furniture is different. We adjust the cleaning process based on the fabric, construction, condition, manufacturer guidance, and type of soil or staining present.

1. Fabric and Furniture Inspection

We inspect the upholstery, review the manufacturer care label when available, and identify the fabric type, color stability, visible wear, stains, odors, and preexisting damage.

We also evaluate cushions, seams, piping, decorative trim, and other areas that may require special care.

2. Compatibility Testing

When appropriate, we test the fabric in an inconspicuous area to evaluate colorfastness, texture, and its response to the proposed cleaning method.

Some delicate, damaged, specialty, or manufacturer-restricted fabrics may require modified service or referral to a specialist.

3. Dry Soil Removal

Loose dust, crumbs, pet hair, and surface debris are removed before wet cleaning begins. This helps prevent dry soil from turning into residue during the cleaning process.

4. Targeted Pretreatment

Visible spots, body oils, food residue, and heavily used areas receive focused pretreatment based on the fabric and type of contamination.

Not every stain can be completely removed, especially when the dye or fibers have been permanently altered.

5. Professional Upholstery Cleaning

We use an appropriate low-moisture or extraction-based method to loosen and remove accumulated soil from eligible upholstery.

The amount of moisture, cleaning solution, agitation, and extraction is adjusted to help protect the fabric and underlying materials.

6. Final Inspection and Drying Guidance

After cleaning, we inspect the upholstery, address remaining areas when appropriate, and explain expected drying time and post-cleaning care.

Optional fabric protection or specialized odor treatment may also be recommended based on the furniture, household needs, and fabric compatibility.

Leather Furniture Cleaning

Leather requires a different process than fabric upholstery. We evaluate the leather’s finish, condition, color stability, and manufacturer care requirements before recommending cleaning or conditioning.

Leather that is cracked, peeling, discolored, or structurally damaged may not be fully restored through cleaning alone.

Upholstery Odor Treatment

We can address odors caused by food, pets, body oils, smoke, and other contamination when the affected material can be safely treated.

Odors that have penetrated deeply into cushion foam, decking, wood framing, or inaccessible areas may require additional treatment and cannot always be fully removed.

Optional Fabric Protection

After professional cleaning, an optional fabric protector may help slow the absorption of certain spills and make routine maintenance easier.

Protection is not appropriate for every fabric, and it does not make furniture stain-proof. We inspect the upholstery before recommending treatment.

The manufacturer care label may provide a cleaning code, but the code is only one part of the evaluation. We also inspect the fabric, backing, cushions, dyes, trim, previous treatments, and overall condition before deciding how to proceed.

Common labels include W for water-based cleaning, S for solvent-based cleaning, WS or SW for either method, and X for vacuum-only care. These codes should be interpreted alongside the actual condition and construction of the furniture.

No professional cleaner can guarantee removal of every stain. Results depend on the substance, fabric, age of the stain, previous cleaning attempts, and whether the dye or fibers have been permanently changed.

Cleaning may substantially improve mild surface odors. Urine and other contamination that have penetrated cushion foam, decking, wood framing, or inaccessible areas may require specialized treatment and may not be fully removable.

Results depend on the severity and duration of smoke exposure and whether contamination has reached the fabric, cushion filling, frame, and other internal materials. Some furniture can be improved through cleaning and deodorization, while severe smoke damage may remain.

Drying time varies based on the fabric, cushion construction, cleaning method, ventilation, humidity, room temperature, and amount of soil present. Your technician can provide a more specific estimate after cleaning.

Wait until the upholstery is completely dry and follow the technician’s instructions. Using furniture too soon may slow drying, transfer soil, or affect the fabric’s appearance.

Usually, the furniture can remain in place. Please remove blankets, pillows, toys, electronics, and personal items. Ask Evergreen whether access limitations or unusually heavy furniture require additional preparation.

Routine vacuuming is helpful but not always required. Our process includes dry soil removal before cleaning. Removing personal items and identifying stains or odors is usually more important.

Children and pets should remain away from the furniture while it is being cleaned and until it is fully dry. Tell us about sensitivities, pets, children, or other household concerns when scheduling.

Any cleaning process carries some risk, especially with unstable dyes, weakened fibers, hidden damage, shrink-prone materials, or previous improper cleaning. Inspection and testing help identify concerns before service begins.

Removable covers should not automatically be washed separately, even when they have zippers. Washing may cause shrinking, fading, or distortion. Leave covers on the cushions unless Evergreen provides different instructions.
